Compliance by Design — How Sagent Built Dara RegIQ from the Ground Up – VIDEO

Regulatory change in mortgage servicing is complex, and legacy servicing systems make it nearly impossible to react quickly. That’s why Dara treats compliance as core infrastructure, not an afterthought. In a recent LinkedIn Live conversation, Sagent Chief Compliance and Customer Success Officer Matt Tully broke down how Dara RegIQ’s unique approach to compliance technology is helping servicers respond faster.

The Question Behind Dara RegIQ

The discussion opened with the origin story behind Dara RegIQ, the AI-powered capability that links Dara’s servicing features to the compliance requirements behind them.

Matt explained that the platform – which was built by servicers for servicers – began with a deceptively simple question: how many rules, regulations, and guidelines must servicers comply with?

The answer? 8,879 — and growing. As Matt shared:

“That is a lot of things that are moving at a given point in time in a servicer shop.” (1:48-1:53)

The Compliance Lineage

Over the past two years, Sagent has mapped every servicing feature in Dara against the rules governing it — CFPB regulations, Fannie Mae and Freddie Mac guidelines, and standards like the CDIA’s Metro 2 credit-reporting rules, among others. This created what Matt called a “lineage,” connecting servicing functions directly to the compliance requirements that govern them. Matt explained:

“There are a lot of things that servicers have to keep track of, and by virtue of them having to keep track of it, [Sagent has] to as well… We have to make sure that our systems enable our customers to be compliant, and that means building rules and requirements into the system in a way that our servicers can leverage day in and day out.” (2:15-2:37)

The result is a first-of-its-kind compliance framework, built into Dara from the ground up. Matt contrasted the native design of Dara with legacy systems by sharing:

“There’s really nothing else like it in the industry… These [legacy] systems have evolved over 50 years. There’s been a lot of code that has been piled on top of existing code in order to enable compliance. But when you start from a blank sheet of paper, which is what we did with Dara, you can really reimagine how these things are linked together.” (3:13-3:37)

Human-Led, AI-Assisted

Matt was clear that Dara RegIQ uses AI to accelerate change detection, not to replace human-led compliance judgment:

“We’re leveraging artificial intelligence, but we’re not saying that artificial intelligence is doing all the work. And I think that’s a really important caveat to all of this.” (7:23-7:32)

With its cloud-native, open-API infrastructure, the technology behind Dara RegIQ speeds up analysis that once meant digging through years of legacy code. This efficiency frees servicers from tedious tasks and allows them to focus on the aspects of their jobs only they can do — inputting human judgment and building relationships with the homeowners they serve.

More to Come with Dara RegIQ

Matt shared that Sagent is expanding Dara RegIQ access across every team touching the next-gen platform, not just compliance staff. He pointed to potential additions such as AI-assisted policy and procedure updates or governance, risk, and compliance tool. He credited it all to the foundation Sagent has already built:

“When I think about the future, I think about a lot of things that we can add on to this product that ultimately can help our servicers even more… But you have to have the foundation right. As we’ve built this and gone through this process, that’s really the thing that’s most exciting for me.” (21:38-22:28)
